Electrical safety reports

EICR electrical safety reports near Kidderminster

Landlord certificate due, buying a house, or just want to know your wiring is sound? I’m Chris at MHM Electrical & Maintenance. I’m NAPIT registered and Checkatrade 10/10, and I’ll give you a clear report in plain English.

What an EICR is

An Electrical Installation Condition Report is a detailed inspection and test of the fixed wiring in a property: the consumer unit, circuits, sockets, switches, lights and earthing. It tells you whether the installation is safe to keep using and flags anything that needs attention. It isn’t a pass-or-fail sticker. It’s a written record of what was found, so you know where you stand.

Who usually needs one

Landlords

Private landlords in England need the electrics in a let property inspected and tested by a qualified person, and a copy of the report given to tenants. I’ll carry out the inspection and give you the report to pass on.

Homebuyers

Buying an older house, or one where you can’t see when the wiring was last checked? An EICR before you move in, or before you exchange, shows what you’re taking on so there are no surprises.

Homeowners

If you’ve never had the electrics checked, notice scorch marks, flickering or trips, or you’re planning work like an extension, a report gives you an honest picture first.

How it works

No jargon and no pressure. You’ll know what was found and what, if anything, needs doing.

Book

Call or message with the address, roughly how many bedrooms and whether it’s occupied. I’ll give you a clear quote and a time.

Inspect and test

I check the board and a sample of accessories, then test each circuit. Power will be off for parts of the visit, so I’ll plan that with you or your tenant.

Report

You get the written report, with any issues listed by how urgent they are and what each one means in plain English.

Put it right

If anything needs fixing, I’ll quote for the remedial work. You’re free to use anyone, but I can sort it and confirm it in writing.

What the codes on the report mean

Any C1, C2 or FI usually means the report comes back as unsatisfactory until the work is done.

  • C1 – Danger present. A real risk of injury right now. I’ll make it safe before I leave where I can.
  • C2 – Potentially dangerous. Needs putting right promptly.
  • C3 – Improvement recommended. Not dangerous, but doesn’t meet current standards.
  • FI – Further investigation. Something needs a closer look to work out what’s going on.

Common questions

How long does an EICR take?

It depends on the size of the property and the number of circuits. A typical house takes a few hours. I’ll give you a better idea when you tell me about the property.

How often should I get an EICR?

For privately rented homes in England, the usual requirement is at least every five years, or sooner if the previous report says so. For homeowners, the general guidance is every ten years, and when you move in.

Will the power be off during the test?

Yes, for parts of it. Circuits have to be switched off to test them safely. I’ll let you know beforehand so you can plan around fridges, freezers and anyone working from home.

What happens if the report is unsatisfactory?

You’ll get a clear list of what needs fixing and why. I can quote for the remedial work, and once it’s done you’ll get written confirmation that it has been completed.

Do I need to be at the property?

Someone needs to let me in and I need access to every room and the consumer unit. For rentals, I can arrange access with your tenant if you prefer.

Who carries out the inspection?

I do. I’m Chris, a NAPIT registered electrician, and I’ll be the one inspecting, testing and writing up your report.
